The firm’s Co-Founders have been investing in real estate-related strategies since 2006, starting with shorting the subprime mortgage market, followed by investing long in distressed RMBS in 2009, and commencing real estate bridge loan investments in 2010 and single-family residential real estate rental investments in 2017.
The Colchis team has invested over $3.5B in real estate bridge loans since 2017 with minimal loss. The firm has been a pioneer in the marketplace lending space having invested more than $7 Billion in over 500,000 number of loans in the space since 2011. Colchis uses a similar tech-enabled, data driven approach in residential bridge loans and single family rental markets.
The residential bridge loan strategy focuses on short duration first lien real estate bridge loans collateralized by single-family homes across the United States. Bridge loans, also known as fix and flip or hard money loans, are short-term loans backed by residential assets. Colchis invests in loans from qualified borrowers seeking short-term funding for fix & flip and buy-to-rent projects. The strategy is positioned to benefit from growth in the U.S. single-family rental market driven by insufficient supply and demographic trends driving increased household formation. Colchis uses multiple data sets, customized machine learning models and its proprietary Geospatial Intelligence processing technique to seek to identify, analyze and select better performing loans.
